Step 1: Preheat oven to 325F.
Step 2: Butter and flour 9-inch square pan.
Step 3: Mix flour, brown sugar, sugar, 2 1/2 teaspoons cinnamon, salt and ginger in large bowl.
Step 4: Add oil and stir until mixture resembles coarse meal.
Step 5: Transfer 3/4 cup of mixture to small bowl.
Step 6: Stir remaining 1 1/2 teaspoons cinnamon into mixture in small bowl and reserve for topping.
Step 7: Mix baking soda and baking powder into flour mixture in large bowl.
Step 8: Add apples.
Step 9: Whisk buttermilk and egg in another small bowl to blend.
Step 10: Add to apple mixture and stir just until combined.
Step 11: Pour batter into prepared pan.
Step 12: Sprinkle reserved topping evenly over.
Step 13: Bake cake until tester inserted into center comes out clean, about 1 hour 20 minutes.
Step 14: Transfer to rack and cool slightly.
Step 15: Serve coffee cake warm or at room temperature.
