Step 1: Preheat oven to 350 degrees.
Step 2: Heat 2 tablespoons olive oil in small non-stick frying pan. Add mushroom saute until lightly browned on all sides and slightly softened. Sprinkle with Italian seasonings and garlic powder and saute 1 more minute.
Step 3: While mushrooms are cooking, place the bottoms of 2 rolls in a baking dish. Place spinach leaves on the bottom of the rolls. Spread 1/4 avocado on the tops of the rolls, smashing the avocado so it sticks to the buns. Place mushrooms on top of spinach leaves, then cover with each with 1/2 slice of cheese. Add the top of buns with avocado onto the sandwich.
Step 4: Drizzle oil oil or melted butter over sandwiches.
Step 5: Bake in preheated oven for about 20 minutes or until heated through and buns are slightly toasted.
