Step 1: Preheat oven to 400F. Coat a 12-cup muffin tin with non-stick cooking spray or line with paper liners.
Step 2: Combine dry ingredients (flour through brown sugar) in a mixer bowl.
Step 3: Combine remaining ingredients in a bowl; mix well.
Step 4: Add to flour mixture and mix until just blended.
Step 5: Fill muffin cups half full.
Step 6: Bake 18-20 minutes, or until muffins are firm in the center.
Step 7: Cool slightly on a wire rack. Serve warm.
