Step 1: Saute mushrooms and set aside.
Step 2: In a large sauce pan, melt butter and add flour, whisking until thick.
Step 3: Gradually add milk while whisking until you get a thick sauce.
Step 4: Add all ingredients except mayonnaise and stir until thoroughly mixed.
Step 5: Add mayonnaise last and stir thoroughly.
Step 6: Season with salt & pepper to taste.
