Step 1: Preheat oven to 350 degrees F,
Step 2: Set oven rack to second-lowest position.
Step 3: Butter a 13 x 9-inch baking pan.
Step 4: In a large bowl sift together both sugars, flour, cocoa powder, baking soda, salt and cinnamon; set aside.
Step 5: In another bowl mix/whisk together the melted butter, buttermilk, oil, water, eggs and vanilla; add to the dry ingredients; mix well to combine until you have a smooth batter (I use a large whisk for mixing).
Step 6: Add in chocolate chips.
Step 7: Pour into prepared baking dish.
Step 8: Bake for about 25-35 minutes or until cake tests done.
Step 9: Cool completely before frosting.
